Everything you need to know about our floor sanding and sealing service.

Most standard rooms can be sanded and sealed within one day. Larger areas or floors requiring extensive gap filling and multiple coats of sealer may take two to three days. We'll give you a clear timeline before we start.

We recommend staying off the floors for at least 24 hours after the final coat. Light foot traffic is usually fine after that, but we advise waiting 5–7 days before moving furniture back and resuming full use.

We work with all common timber species including hardwood, softwood, pine, oak, spotted gum, and blackbutt. We can also handle engineered timber floors, parquetry, and herringbone patterns — as long as there is sufficient thickness to sand.

We offer matte, satin, and gloss finishes using premium water-based and oil-based polyurethane sealers. We can also apply a penetrating oil finish for a more natural, low-sheen look. Our team will help you choose the right finish for your home and lifestyle.

We use dust-minimised sanding equipment that captures the majority of fine particles at the source. While some residual dust is unavoidable, it is significantly reduced compared to traditional methods. We recommend covering belongings in adjacent rooms and ensuring good ventilation during the process.

Solid timber floors can typically be sanded 5–8 times over their lifetime, depending on the board thickness. Engineered timber can usually be sanded 1–3 times. We'll inspect your floors before quoting and advise if sanding is suitable for your specific boards.

We ask that you clear the room of all furniture and belongings before we arrive. We don't move furniture as part of the standard service, but we're happy to discuss arrangements if needed — just let us know when booking.
